Improvements and Amenities
Exterior building/common area repairs & improvements
- Complete asphalt parking lot replacement in phase 3. Extensive asphalt repair/replacement
in phases 1 and 2 as well as seal coating and striping in phases 1 and 2.
- Deluxe concrete walking path installed between phase 1 and phase 2.
- Asphalt-composite shingle installation on all buildings in phase 3. All roof vents
replaced with color matched vents.
- Complete siding, soffit, fascia and downspout replacement; includes covering all
existing wood trim in all 3 phases with the exception of door/window casings. Also
includes 48 chimney stacks in phase 3.
- Installation of 18 new metal exterior doors on all 9 buildings in phase 1 to replace
delapidated wooden doors.
- Replacement of all window shutters with maintenace free vinyl shutters in phase
1.
- Replacement/upgrade of all 9 phase 1 entry doors with 8’ solid mahogany double doors,
complete with new side lights and transoms. Includes new heavy duty closers, decorative
handle set/push plates and kick plates.
- Replaced storefront entry door systems in both phase 2 buildings and repainted interior
vestibule door to match.
- Replacement/upgrade of phase 1 & 2 exterior entry light fixtures.
- Replacement of cedar shingled mansard roofs on all 9 buildings in phases 1 &
2 with architectural asphalt composite “slate” style shingles.
- Repaired mansard roof collection boxes in phases 1 & 2.
- Various landscape improvements in all 3 phases to include mulch, stone, retaining
blocks, plantings, pruning, trimming and new entry signage flowerbeds.
- Crack sealing and painting of exterior garage parkway walls and decks.
- Installation of new modified roofs on 2 of 9 buildings in phase 1.

- Clubhouse/office exterior renovation including replacement of cedar shingles with
asphalt composite shingles. Replacement of 8 windows, siding/soffit/fascia installation,
light fixture, entry door upgrade replacement, window lettering and trim painting.
- Clubhouse interior renovations including new berber carpeting, painting, tile, countertops,
kitchen appliances, hi-tech lighting and trim.
- Pool deck concrete repair/replacement, including caulking, painting and installation
of custom pool covers.
- Replacement of privacy divider on pool deck.
- New pool patio furniture including 4 patio tables, umbrellas, benches, and matching
garbage containers.
- Repair/paint floors of mens/womens pool washrooms.
- New sandblasted decorative property signage to replace all existing site signage.
- Repair and painting of all dumpster enclosures in phases 2 and 3.
- New brick and limestone entry feature with wrought iron fencing & lighting to
replace damaged split rail fencing at phase 1 entrance from naper blvd.
- Concrete sidewalk/stoop repair & replacement as needed throughout all phases.
Interior building/common area repairs & improvements
- Installation of 110v combination smoke/carbon monoxide detectors throughout all
common areas as needed.
- Installation of dual head emergency lighting to replace single head lighting where
required.
- Installation of upgraded light fixtures in common hallways of phase 1 and phase
2, as needed, to increase visibility and safety.
- Construction of new/upgraded laundry rooms in all phase 1 buildings; including the
relocation of the laundry room to the larger/adjacent storage room. Installation
of new ceramic tile flooring, plumbing, electrical, lighting, ventilation, utility
sink, folding island, etc.
- Phase 2 laundry room renovations including painting, ceramic flooring installation,
light fixtures and folding counters.

- Replaced entry and hallway carpeting with ceramic tile in all phase 1 foyer/vestibule
areas including repainting of all trim/railings and faux finishing of the walls.
- Repainted both entry/vestibules in phase 2.
- Replaced entry carpet with ceramic tile in phase 2 entries.
- Painting and remodeling of all entries in phase 1.
- Replaced 10 of 11 boilers in both phases 1 & 2 with 20 energy efficient burnham
boiler systems/controls.
- Installation of new paint, carpet, tile and light fixtures in all stairwells leading
to laundry room/garage in all 9 buildings of phase 1.
- Replacement of “painted” sprinkler heads in laundry rooms as needed.
- Installation of new interior light fixtures in entries of phases 1 and 2.
- Complete replacement of existing garage check valves and sump pumps in phase 1.
Drain rodding, drain pipe replacement, and pump installation, as needed.
- Extensive renovation of underground parking garages in phase 1, including: power
washing, patching, painting, numbering, striping and miscellaneous repairs as needed.
Boiler room and storage room doors also were replaced and painted.
- Replacement of 9 interior security doors in section 1 with solid mahogany doors
and new hardware.
Condominium units (life safety)
- Installation of 110v combination smoke/carbon monoxide detectors in all units in
phase 1 and phase 2.
